Buying a home is a big investment, we are excited to help you.

When we first receive the freshly signed contract from your realtor, we will reach out directly to you through the email we are provided. The email will introduce you to the team that will be helping you, and contain a form for you to complete as well as an introduction letter explaining the closing process.

Choose How to Send Your Earnest Money Deposit(EMD)

  • Payment Portal

    Use our secure payment portal to link your bank account and send your EMD from the comfort of your home.

  • Wire Transfer

    Send us a bank wire transfer. To get wiring instructions please give us a call.

  • Overnight Check

    You’ll get a Fedex label from us free of charge to send your check overnight. To get one just shoot us an email.

  • Cashier's Check

    If bringing a check, for cash-to-close amounts over $1000 we require a cashier’s check. Below that a personal check is acceptable.

What is Title Insurance?

As a buyer, you will have the opportunity to purchase title insurance for your new property. This is an important but often forgotten component of buying. Check out this video and the above resources for a quick primer on title insurance.

What We Do

Before Closing

It’s our job to collect all documents, due diligence and fees accounted for before you go to close. We’ll also do the research to prepare and issue the title insurance your lender will require. Here are some of the things we’ll be working on before you close:

  • Likely hold your Earnest Money Deposit(EMD)

  • Review the property in land records to ensure it is free of liens or other encumbrances

  • Prepare the title commitment and closing protection letter for your lender

  • Collect all fees associated with your purchase and compile them on your final settlement statement

  • Have your deed prepared

  • Coordinate your closing time and location

After Closing

After you sign all of your documents confirming your purchase we will:

  • Send all required documents to your lender

  • Transfer title of the property to you by recording your deed and any other documents with the relevant county

  • Disburse the funds associated with your purchase(Realtor commissions, taxes, sellers proceeds, etc.)

  • Send you a digital copy of all of your documents to the email you provide

  • Issue you your owner’s title insurance policy and email it to you
